This project involved a full rip out of an old dilapidated house in the old swan area of Liverpool.
The first job was to remove all fixtures and fittings including 3 chimney breasts which was a very dusty and dirty task which our team soldiered on through with efficiency.
SUMMARY:
Standard Building Contract (JCT) with private client with a scope to convert an existing 3-bedroom single dwelling acquired for £88,500, into a fully operational 6-bed all en-suite House of Multiple Occupancy, complying with HMO regulations. JCT contract £134,000 to deliver refurbishment over an 5 month period. Project started in July 2020 and finished in December 2020, when all rooms were immediately let. The End-state property value soared to £360,000, giving an annual return of £36,140.
Contraction of new, mezzanine 2nd floor required to achieve the overall occupation requirements.
