Standard Building Contract (JCT) with private client with a scope to convert 2x existing double bedroom flats and 1x single bedroom flat, into 1x two bed self-contained apartment and 2x 3 bed (all en-suite) mini HMO apartments, complying with HMO regulations. JCT contract £110,000 to deliver refurbishment over a 4 month period. Project started in January 2021 and finished in June 2021, when all apartments were immediately let. The End-state property value soared to £345,000, giving an annual return of £46,431 (217% higher than the previous occupancy set-up).
